The real estate landscape has undergone significant changes recently, especially with the new NAR settlement requiring buyers to sign agency agreements. This is also a new regulation under New Jersey law (Consumer Protection Enhancement Act). 

While some may perceive this as an added layer of formality, others might see it as an opportunity to go unrepresented, thinking it could save them money. However, this approach can be fraught with risks that could ultimately cost you more than you anticipate.


The Role of a Buyer’s Agent: More Than Just a Tour Guide

A buyer’s agent is much more than someone who simply shows you homes. They are your advocate, your negotiator, and your guide through what is often a complex and emotional process. Their job is to protect your interests, ensure you’re getting the best possible deal, and help you navigate the legal and financial intricacies of purchasing a home.


1. Market Knowledge and Expertise

Real estate agents are experts in their field. They have a deep understanding of the local market, including current trends, pricing, and neighborhood nuances. Those who choose to skip hiring a real estate agent to save some cash, may instead have to rely heavily on a real estate lawyer. Good as real estate lawyers are with contracts - they aren't typically the sort of professional to guide them through the home-shopping experience in the way a professional real estate agent does. Attorneys may also charge by the hour, which can quickly add up, defeating the purpose of forgoing an agent in the first place.


The bottom line: Don't go it alone

While the idea of saving on commission fees might be tempting, the potential risks and costs of going unrepresented far outweigh the perceived benefits. A buyer’s agent is your ally in the real estate transaction, providing invaluable expertise, negotiation skills, and peace of mind.
